1.Business identity & licensing

Inspections are provided by Lunar Home & Commercial Inspections, LLC, a Florida limited liability company. Inspections are performed under Florida Home Inspector License #HI-14111 by a Certified Master Inspector (CMI) and InterNACHI Certified Professional Inspector. Lunar is fully insured.

2.Scope & standards of practice

A home inspection is a visual, non-invasive evaluation of readily accessible systems and components, performed to a recognized standard of practice (such as the InterNACHI Standards of Practice) and to the terms of your written inspection agreement. An inspection is not a code-compliance inspection, an engineering evaluation, an appraisal, a warranty, or a guarantee. Conditions hidden behind finishes, walls, or stored items, or not present at the time of inspection, are outside the scope.

3.Insurance inspections & premium credits

Wind mitigation, 4-point, and roof-certification reports document a property's condition and features on the applicable forms (for wind mitigation, the state OIR-B1-1802). Whether — and how much — any premium credit or discount applies is determined solely by your insurance carrier based on your policy, the property, and applicable law. Savings vary and are not guaranteed by Lunar. We document; the carrier decides.

4.Pricing & estimates

Prices, fee ranges, and “starting at” figures shown on this site are estimates only and non-binding. The final scope and fee are confirmed in writing after we review your property details.

5.No prediction of future condition

An inspection reflects the condition of the property on the day it is inspected. It is not a prediction of future performance or remaining life of any system or component, and it does not guarantee that issues will not arise later.

6.Affiliations & referrals

Any contractor, repair, or service referral we may provide is offered for your convenience only. We do not receive undisclosed compensation for referrals, and you are free to choose any provider you wish. Recommendations to obtain further evaluation by a licensed specialist are made in your interest.

7.Reports & photography

Inspection reports and photographs are prepared for the client identified in the inspection agreement and for that transaction. Reliance on a report by anyone other than the named client is not authorized without our written consent.
