Insurance-Ready ReportingReports written for the person who processes them.

Underwriters read documentation all day. Ours is built for that reader: current forms, photographed attestations, verified ages, 24-hour delivery — and honest boundaries about whose decision the outcome is.

The standard

Five rules, every report.

An insurance document has one job: to be processed. The underwriter reading it never sees the house — they see whether the form is current, whether each attestation carries evidence, and whether the ages are documented or guessed. Lunar's reporting standard exists so that reading always goes one way.

The discipline came from federal-contract housing work, where every finding had to stand up for reviewers who never walked the property. Applied to Florida insurance documentation, it means: current-edition forms only, a photograph behind every checked box, nameplate-and-permit ages rather than estimates, signed delivery within 24 hours, and plain statements of what an inspection can and cannot promise.

  • Current-edition forms — never superseded paperwork
  • Evidence behind every box — full photo packs
  • Verified ages — nameplates & permits
  • To your agent within 24 hours — signed under FL #HI-14111
The discipline
The underwriter never sees the house. The report is the house.

The scope

Five commitments, every report.

The standard behind every insurance document Lunar signs.

01

Current forms, always

Wind mitigations on the current 2026 OIR-B1-1802; 4-Points and certifications on the editions carriers process today. Superseded forms cause stalls; we don't use them.

02

A photo behind every box

Every attestation is supported by photographic evidence — truss, eave, opening, nameplate — attached in the documentation pack underwriters expect.

03

Ages verified, not estimated

Roof ages from permits and physical evidence; system ages from nameplates. Where verification isn't possible, the report says so explicitly.

04

Signed and delivered within 24 hours

Signed under Florida License #HI-14111 and delivered digitally the day of inspection — to you, your agent, or both.

05

Honest boundaries

Reports state what was observed and documented — never guaranteed outcomes. Savings vary by carrier and policy; underwriting decisions are the carrier's alone.

Why Lunar

The standard behind every visit.

Certified Master Inspector

The profession's highest credential. Reports signed by a CMI carry weight with agents, lenders, and insurance carriers.

Federal-contract discipline

Brian performed contracted housing inspections supporting U.S. Army housing programs. Your property gets the same checklist rigor — nothing skipped, everything documented.

24-hour reports

Photo-documented digital reports, most delivered within 24 hours, so inspection contingencies and carrier deadlines stay on track.

Technology on every visit

Thermal imaging and instrument diagnostics deployed whenever conditions call for them — documented in the same report.

Northeast Florida native

Coastal wind exposure, mid-century Jacksonville wiring, St. Johns new builds — we inspect what this region actually has.

Support after the report

Complimentary repair re-inspection verification and plain-English answers — the report is the start of the relationship, not the end.
