Inspection basics
5 questionsEvery Lunar inspection is performed and signed by Brian Walker, a Certified Master Inspector licensed in Florida (HI‑14111) whose background includes contracted housing inspections supporting U.S. Army housing programs. Never a subcontracted crew.
A buyer home inspection is a comprehensive evaluation of the entire property for your purchase decision. A 4-Point inspection is a short, insurance-specific report covering only the roof, electrical, plumbing, and HVAC systems in the format underwriters require. They answer different questions and aren't interchangeable.
Yes. Most insurance inspections bundle naturally — wind mitigation, 4-Point, and roof certification in a single visit with one coordinated report package. Specialty services like thermal imaging can be added to any residential or commercial inspection.
You're welcome, but not required. Buyers often join the last 30–45 minutes for a walk-through review of findings. Sellers and investors typically skip attendance and receive the 24-hour report by email. For an unoccupied property, we'll coordinate access with your agent or lockbox.
Depends on scope and property size: a wind mitigation report runs 30–45 minutes; a 4-Point about the same; a full home inspection is typically 2–4 hours; commercial visits are scoped individually. Every report is delivered digitally, typically within 24 hours.
Insurance forms
6 questionsA wind mitigation inspection documents the hurricane-resistant construction features of a Florida home on the state's OIR‑B1‑1802 form. Insurers use that documentation to apply windstorm premium credits under Florida law (§627.711).
Seven items: roof covering, roof deck attachment, roof-to-wall connection, roof geometry, secondary water resistance, opening protection, and the building-code / permit date. See the glossary for each term.
The OIR‑B1‑1802 is the statewide form Florida carriers use to apply wind credits, and the 4-Point follows the format underwriters routinely process. Ours are completed on the current 2026 editions and signed under Florida License HI‑14111, typically delivered within 24 hours. Acceptance and credit decisions always rest with your carrier — what we control is that the documentation is current, complete, and photo-backed.
Generally five years in Florida, so a single inspection typically covers multiple renewal cycles. If you upgrade a roof feature during that window (e.g. add hurricane straps or a sealed roof deck), a re-inspection can update the credits.
Wind mitigation inspections document conditions for your carrier — but coverage acceptance and any premium savings are determined by your carrier and underwriter, not by Lunar. We document every qualifying feature so you have the strongest possible case; the credit decision is theirs.
Depends what your carrier asked for. Wind mitigation is the credit-earning form; a 4-Point is usually required for homes 30+ years old or older roofs; a roof certification confirms roof condition. Our insurance bundle combines all three in one visit at a bundled price.

Starting prices for every service are on the pricing page. Residential prices scale with heated square footage and property age; insurance inspections are flat. Final scope and fee are confirmed in writing after we review property details.
Yes. With 24+ hours' notice, one courtesy reschedule is included at no charge. Residential cancellations under 24 hours are $125; same-day or no-show is $199. Commercial policies are 25% ($250 min) under 24 hours and 50% ($500 min) same-day. See the full terms on the pricing page.
Yes, capacity permitting. Next-business-day is the greater of $79 or 15%; same-day is the greater of $149 or 25%. Weekday after 5pm, Saturday, Sunday, and federal-holiday premiums also apply. Standard report delivery (most reports within 24 hours) is included — not a rush fee.

Home inspections come as a Spectora-hosted interactive report you can view online or download as PDF, plus a prioritized summary. Insurance inspections come on the exact statewide form your carrier requires (OIR‑B1‑1802 for wind mit, the 4-Point template, etc.), signed and fully photo-documented.
Yes — give us their email at scheduling and we'll deliver the report simultaneously. You control who sees it after that.
After the inspection

Yes. Repair Verification confirms up to 10 previously documented items for $199 ($15 per additional item). For insurance-form re-inspection after a qualifying upgrade (e.g. adding a sealed roof deck), we update the OIR-B1-1802 for your carrier.
Call or email — Brian personally answers report questions after the inspection is complete. Report clarification calls are complimentary; if you need us back on site (e.g. a new concern surfaces), that's a return-visit fee scheduled at your convenience.
