Roofs leak, panels fail, pipes burst, and compressors die on schedules actuaries know cold — so before writing a policy on an older Florida home, carriers ask for a standardized snapshot of exactly four things: the roof, the electrical system, the plumbing, and the HVAC.

That's the entire scope — deliberately narrow, deliberately fast. What matters is precision: the underwriter wants ages, materials, update history, and photographs in the format they process every day. A vague or incomplete 4-Point doesn't fail; it stalls, and stalled paperwork is how closings slip.
